This EPA case study project compares infrastructure cost for CSD and TND development. Using constant input assumptions and several planning and design scenarios for the 750 acre Belle Hall site in South Carolina, variables that drive infrastructure cost including lot size, product type, residential density, street cross section, and street network pattern were studied in order to quantify and compare the impact on the total infrastructure cost.
Morris Beacon Design developed the case study methodology and completed planning, conceptual engineering, and cost analysis to compare infrastructure cost for five TND and conventional suburban design alternatives on the 750 acre parcel. The project included a presentation of findings at a national invite only high-production builders conference organized by the EPA, and the final report will be included in the EPA’s Business Case for Smart Growth publication, slated for summer 2008 national release.
Morris Beacon Design also completed mapping, infrastructure design, and cost analysis for two additional comparative analysis scenarios in Maricopa County, Arizona. The data will be included in a white paper by William Gietema detailing TND implementation and development phasing advantages. |
